Crawl Space Waterproofing & Repair FAQ Section
Answers about Encapsulation, Vapor Barrier, Insulation & More!

What is meant by the term "air barrier?"

Air barriers are systems of materials designed and constructed to control airflow between a conditioned space and an unconditioned space. The air barrier system is the primary air enclosure boundary that separates indoor (conditioned) air and outdoor (unconditioned) air.

Do you need to insulate a crawl space?

If the crawl space is ventilated, which is ideal because it aids in the elimination of moisture, then fiberglass insulation can be easily installed under the subfloor between the floor joists.  This requires less insulation and will eliminate the need to insulate ducts and pipes, separately. Source:

What is a vapor diffusion retarder?

A vapor barrier or vapor diffusion retarder (VDR) is a material that reduces the rate at which water vapor can move through a material. The older term "vapor barrier" may still be used, however, this is incorrect since it implies that the material stops all of the moisture transfer.  Source:

Question: How should my crawls space be insulated?

It is important to secure insulation and cover it with a vapor barrier in order to prevent moisture and the mold that often follows close behind. If your crawl space isn't ventilated,
insulate the walls of the crawl space rather than the subfloor of the room above. Source:

Question: What R value insulation for crawl space?

A double-layer 4-by-8-foot sheet of 2-inch-thick expanded polystyrene insulation (R-value 7.7) is recommended.Glue rigid foam insulation board to the inside of foundation walls, using waterproof construction adhesive, and seal all seams with waterproof tape. Source:

Question: What if there is mold in the crawl space under the house?

"The key to mold control is moisture control. If mold is a problem in your home, you should clean up the mold promptly and fix the water problem. It is important to dry water-damaged areas and items within 24-48 hours to prevent mold growth.  Molds gradually destroy the things they grow on. You can prevent damage to your home and furnishings, save money, and avoid potential health problems by controlling moisture and eliminating mold growth."

Question: What perm rating is a vapor barrier?

A vapor barrier stops more vapor transmission than a vapor retarder. A vapor barrier is usually defined as a layer with a permeance rating of 0.1 perm or less, while a vapor retarder is usually defined as a layer with permeance greater than 0.1 perm but less than or equal to 1 perm.

Question: How do you properly vent a crawl space?

Vent the crawl space to the outside. Do this in a humid climate, and you're asking for trouble. Supply air from the HVAC system. Exhaust air to the outside. Install a dehumidifier. Source:
